Stratford Business Park

The Stratford Business Park is a 28-acre development site that focuses on research and technology based industries. The site has attracted the attention of a medical equipment manufacturer and the Prince Edward Island Medical Society.

Where is the Stratford Business Park located?

The park is located in the town of Stratford off the Trans-Canada Highway, only a five kilometer drive to the downtown core of the city of Charlottetown. The existing road system servicing the park consists of the Mason Road which bisects the park and meets the Trans-Canada Highway at a “T” intersection. The Trans-Canada Highway borders the park to the south and an 84 metre access road has been constructed to lead into the business park from Mason Road.

Who administers the Stratford Business Park?

The park is owned by the Town of Stratford but it is managed by the Stratford Business Park Corporation.

How much space is available at the park?

• Total acreage is 28
• Total vacant acreage is 24

What is the price of land and services at the park?

• Land – The price of land is currently $50,000/acre, subject to change.
• Service Installation:
  • Water and Sewer Costs – Water and sewer mains are provided on the right-of-way. Water and sewer laterals from the main to the building are the responsibility of the private developer.
  • Roads – Driveway access is the responsibility of the private developer including a charge levied by the province for the culvert.
  • Power – Power is provided on the right-of-way. It is the responsibility of the private developer to construct an underground service complete with a concrete pad for a transformer to Maritime Electric standards.

NOTE: There are no tax rebates or incentives available to property owners at the park.
